OVERVIEW

Engineered once, deployable many times.

A multi-storey modular commercial building is a 2-4 storey office, retail or mixed-use building assembled from volumetric modules that stack on an EN 1090 structural steel frame. structmod multi-storey commercial units integrate the lift shaft, stair core, curtain-wall facade and services risers into the modular system — so what ships from the factory is not individual rooms but a complete vertical building, ready to operate once the modules are connected and the site interfaces are closed.

The structural steel frame is site-erected first, forming the skeleton that supports the modules and accommodates the vertical circulation cores. Modules — offices, meeting rooms, retail units, washroom blocks — slot into the frame in planned sequence, typically one floor per day for a 2,000-4,000 m² footprint. The curtain-wall system installs in parallel, providing weather closure before internal fit-out begins. Mechanical and electrical risers in the core connect to horizontal distribution pre-installed in each module, minimising on-site MEP work.

structmod multi-storey commercial buildings deliver to clients who need commercial real estate on a construction schedule that conventional building cannot match — typically 8-12 months from contract to operational handover versus 18-30 months for conventional construction. Applications include corporate headquarters expansion, retail anchors in new developments, mixed-use ground-retail-office blocks, and flagship buildings for organisations that need a premium commercial presence without the conventional construction timeline. Seismic design follows Eurocode 8 with TBDY 2019 compliance for Turkish projects; other national codes apply per destination country.

Typical deployment sequence

  1. Month 1 — site preparation, foundation works, utilities trenching
  2. Month 2–3 — primary steel structure erection (EN 1090)
  3. Month 3–5 — envelope closure, roofing, curtain wall
  4. Month 5–7 — MEP rough-in, medical gas, emergency power
  5. Month 7–10 — interior fit-out, equipment installation
  6. Month 10–12 — commissioning, FAT/SAT, user training
  7. Month 12 — clinical handover with full O&M dossier
