A multi-storey modular commercial building is a 2-4 storey office, retail or mixed-use building assembled from volumetric modules that stack on an EN 1090 structural steel frame. structmod multi-storey commercial units integrate the lift shaft, stair core, curtain-wall facade and services risers into the modular system — so what ships from the factory is not individual rooms but a complete vertical building, ready to operate once the modules are connected and the site interfaces are closed.
The structural steel frame is site-erected first, forming the skeleton that supports the modules and accommodates the vertical circulation cores. Modules — offices, meeting rooms, retail units, washroom blocks — slot into the frame in planned sequence, typically one floor per day for a 2,000-4,000 m² footprint. The curtain-wall system installs in parallel, providing weather closure before internal fit-out begins. Mechanical and electrical risers in the core connect to horizontal distribution pre-installed in each module, minimising on-site MEP work.
